The tile is clean. The grout is the problem, and mopping makes it worse.
Grout is porous by nature. It absorbs everything that lands on it, and it sits slightly below the tile surface, which means every time you mop, dirty water collects in the grout lines and dries there. You are, quite literally, mopping dirt into the one surface that can't release it.
That's why grout goes from white to tan to gray to a color you don't have a name for, while the tile beside it still looks fine. And in a shower it goes further, because moisture plus soap residue in a porous surface is exactly what mildew wants, which is where the dark spotting comes from.
Restoring it means pressure, heat, and a high-alkaline treatment that pulls soil up out of the pores instead of pushing it in. Most people are genuinely surprised by the original color of their own floor.
What the job actually involves
When we quote you $40 per area for tile & grout cleaning, this is the work that number covers. Not a summary of it, and not the best-case version of it. This is the list.
- Pre-treatment and dwell time on grout lines
- Agitation of every grout line
- High-pressure or heat extraction as the surface allows
- Tile surface cleaned of film and residue
- Shower and tub surround detailing
- Mildew and soap scum treatment
- Corner, edge, and transition cleaning
- Optional sealing quoted separately
If something you need is not on that list, say so when you text. It is nearly always something we can add, and it is far better to agree it beforehand than to have you disappointed by an omission neither of us discussed.
How an 'area' is defined
An area is one contiguous tiled surface: a bathroom floor, a shower surround, a kitchen backsplash, a laundry room floor. $40 covers a standard-sized area; large open tiled floors are quoted by square footage.
The most common booking is a bathroom floor plus its shower surround, which most clients treat as two areas.
Sealing is what makes it last
Clean grout re-soils quickly if it isn't sealed, because it's still porous. A penetrating sealer fills those pores so spills sit on top long enough to be wiped away instead of absorbing.
We quote sealing separately because it's optional, but if you want the result to hold for years instead of months, it's the step that does it.
Managing expectations honestly
Most grout comes back dramatically lighter. Some doesn't come all the way back: grout that's been permanently dye-stained, cracked, or that's missing sections needs repair or color-sealing rather than cleaning.
