Georgia humidity and red clay are hard on exterior concrete. Algae takes hold in the shade and turns green-black. Clay works into the surface and stains it orange. Oil drips spread. Mildew streaks run down siding beneath every gutter seam. And all of it arrives so gradually that you stop seeing it.

Then you pressure wash one strip as a test, and the line between the clean concrete and the rest of the driveway is so stark it's almost funny. That's when you realize the color you thought your driveway was is actually six years of accumulated grime.

It's the single highest-impact exterior improvement available for the money. Nothing else changes how a property looks from the street this much for a hundred dollars.

What the job actually involves

When we quote you $100+ starting at for pressure washing, this is the work that number covers. Not a summary of it, and not the best-case version of it. This is the list.

• Fences and retaining walls
• Pre-treatment for algae, mildew, and organic growth
• Surface-appropriate pressure settings
• Rinse-down of plants and adjacent surfaces
• Oil and rust spot treatment where possible

If something you need is not on that list, say so when you text. It is nearly always something we can add, and it is far better to agree it beforehand than to have you disappointed by an omission neither of us discussed.
